Vintage Home Prices Take a 6.4% Dip in 2023 – Get the Scoop!

Prices of old dwellings in housing companies decreased in the whole country by 6.4 per cent in 2023 from the previous year, according to Statistics Finland.

Prices fell most in Helsinki and Vantaa, where prices went down by 8.0 per cent. Of large towns, prices fell least in Turku, by 4.3 per cent. Prices went down by 4.8 per cent outside large towns.

Prices of old dwellings in housing companies decreased by 7.2 per cent in the six largest towns compared to 2022. Prices went down by 7.8 per cent in Greater Helsinki.

Prices of dwellings in blocks of flats fell in the whole country by 7.0 per cent and prices of dwellings in terraced houses went down by 5.0 per cent compared to 2022.

In 2023, the number of sales of old dwellings in blocks of flats and terraced houses made through real estate agents decreased by 23 per cent from the year before.

Prices of dwellings in blocks of flats fell most for small dwellings. Prices of one-room flats decreased by 9.2 per cent and those of two-room flats by 7.3 per cent. Prices of family dwellings went down by 5.8 per cent.

Prices of dwellings in blocks of flats fell most in Greater Helsinki, where prices of one-room flats went down by 10.5 per cent. Prices of two-room flats went down by 8.8 per cent and those of family dwellings by 7.0 per cent. Outside large towns, prices of one-room flats fell by 7.9 per cent, those of two-room flats by 5.0 per cent and those of three-room flats by 4.3 per cent.

Prices of dwellings in terraced houses fell in the whole country by 5.0 per cent from one year back. In Greater Helsinki, prices of dwellings in terraced houses decreased more than in the rest of the country, by 6.4 per cent. Prices of dwellings in terraced houses went down by 5.6 per cent in the six largest towns and by 4.4 per cent outside large towns.

In 2023, prices of old dwellings in housing companies fell more in large towns than outside them, but prices also went down in all regional centres. Prices fell most in Lahti, by 7.6 per cent, in Jyväskylä, by 5.7 per cent, and in Mikkeli and Hämeenlinna, by 5.1 per cent. Prices fell least in Lappeenranta, by 0.1 per cent and in Seinäjoki and Kajaani, by 2.3 per cent.
